Costa Blanca Property - Choosing the best property for sale in Costa Blanca


Well now you know how to find the right property on the Costa Blanca all you have to decide now is its location. Points to think about before you start your search for property:

Location, Location, Location!  Where on the Costa Blance should you buy property?

Are you?
• Buying to invest?
• Buying a home to live in now?
• Buying a home to live in later?
• Are you a first time buyer who can’t afford to buy in England?

The reasons for buying property are important as all the above may mean different locations and different styles of house you buy on the Costa Blanca.

If you are purely looking to your propertyon the Costa Blanca as an investment then a good choice would be to buy "off plan" on a site that has not started to be constructed yet. The longer that the property takes to be built the more your investment could have gained in value. It could take at least two years from the time you decide to buy until the time the building company asks you for any more money other than the holding deposit. Be careful though; as soon as the company is ready to build it will start to ask for money.

If you enter into a property deal that tie’s you in to the future payments once the site has started then you will be asked for the remaining instalments. If however you only fix the price with a holding deposit then you could walk away only loosing the small deposit paid. (If you decide you don’t want it anymore.) Or you may indeed be able to sell your contract/option on, at a profit.

If you are buying your property on the Costa Blanca as an investment but you want to rent the property out then you may want the property to be ready as soon as possible. Looking for a property in this category means that you have the advantage of seeing what is around but you still have to take in consideration the area it is in as the environ ment around the Costa Blanca is very different with beach areas, central town property or countryside settings. Will it be easy to rent? are there many other properties around that are available to rent? What will the people who are renting your property want from it and its location?

A good starting point to consider before buying your property is how many people do you know who would rent that property from you? Be it from work down the local pub or family members. Remembering that; family members frown on having to pay a big rent! Most do not understand that you have had to pay for it and are looking to you for a “cheap holiday” Cheap for who!? Best to map out the costs and your profit and then decide what to charge for your relatives and friends.

You also have to consider how the property is going to be serviced when your guests leave. People will say they will do it when they leave but if they have an early flight how can they? Also remember; when are the next people arriving?
There are people out in Spain who take care of all these things but how much are they going to charge you for it.

You can take the option of giving the property to an established estate agents like us, who has contacts for letting and good procedures for handling your property and your money. You will obviously be charged for this service but it will give you peace of mind.

What do you want as a return on your property?

If you have decided to buy in Spain one of your main considerations will be that your property will increase in value. Although not guaranteed this is a big part of buying in Spain but it need not be the only consideration. Some of the added benefits are that you will always have somewhere nice to go, something for your retirement and something to hand down to the children. So as explained in other sections of this web site you need to look at location, and how difficult it would be to sell on should you wish to sell your asset or buy a different property.

How easy will your property be to sell?

Look at the property from someone else’s point of view then you should be ok. You must ask yourself, will someone else be able to live with my design?


The agent you use to sell it should have more than one office to obtain maximum coverage and ideally should have the property for sale in England as well. There are obviously a large number of properties on the Coast Blanca but remember like you there are people who want to buy good properties over here. Look at the company you are buying from and see if there are a lot of their houses for sale. How long they are on the market for and most of all what do the properties look like when they are ten years old or more old.
